What we found

Five Points sits just northeast of downtown Denver, and its history runs deep. This was the center of Denver's Black community for decades, and that cultural legacy still shapes the neighborhood even as rapid development has transformed its demographics. The childcare landscape in Five Points reflects this transition — you'll find longtime community programs alongside newer operators who arrived with the wave of young families moving into the neighborhood's new condos and townhomes.

The provider mix includes established community centers, church-affiliated preschools with deep neighborhood roots, a handful of newer boutique programs, and licensed home daycares scattered through the residential blocks east of Welton Street. Five Points' proximity to downtown makes it convenient for commuters, and the light rail adds transit options.

What Childcare Costs in Five Points

Five Points childcare runs $1,200 to $2,200 per month for full-time care. Center-based infant care costs $1,600 to $2,200. Toddler and preschool rates at centers range from $1,200 to $1,800. Home daycares are typically $1,100 to $1,600. Prices have risen with the neighborhood's gentrification, but Five Points remains more affordable than Capitol Hill, Highlands, or Cherry Creek for comparable care.

The Waitlist Reality

Five Points waitlists are moderate — typically 3 to 6 months for infant care. The neighborhood's changing demographics mean providers are still calibrating capacity to demand. Some programs that were underenrolled a few years ago now have waits; newer programs are still building enrollment. Toddler and preschool spots turn over more frequently, especially in September.

What to Watch For

  • Community programs. Five Points has several childcare providers with deep community roots. These programs often have sliding-scale tuition, strong community networks, and experienced staff who have been in the neighborhood for years. They're worth exploring even if they're not the newest or most polished.
  • Development impact. Five Points is under heavy development. Construction can affect drop-off routes, noise levels, and outdoor play areas. Visit at the time of day you'd be doing drop-off to see what conditions are actually like.
  • Transit access. The 38th/Blake light rail station connects Five Points to downtown, DIA, and the rest of the metro. If you commute by transit, a Five Points program can simplify your daily logistics significantly.
  • DPP credits. Denver Preschool Program tuition credits apply at participating Five Points providers. Ask about DPP eligibility — it can reduce preschool costs by $200-$500 per month for 4-year-olds.
